Project Completion: AEP Delaware Service Station
American Electric Power (AEP) selected Marker Construction via competitive bid as the General Contractor for the $12.1 million, 55,000-SF, new service center serving Delaware County, Ohio. This facility serves as a much-needed upgrade for AEP, providing 3x their existing capacity to service trucks and equipment, and a laydown yard over 5x the size of their existing one.
The facility is located on a 19.25-acre lot and consists of a 55,000-SF PEMB main building, 3000-SF storage building, fuel island with a 5000-gallon storage tank, and a 10-acre laydown yard. The building’s main façade combines sleek, modern aluminum storefront with elegant wood paneling and a stone veneer matching traditional Delaware blue-vein granite. The main building houses 20,000-SF of administration space with offices, conference rooms, a fitness center, and shower areas.
Specialized building features for this project include: an enclosed service center garage with 12 truck service bays; multiple storage rooms; a loading dock with a pressure washing system and a commercial-grade scale; two remote-controlled, bridge-mounted cranes which can operate in tandem; and an “All-Hands” meeting room featuring a “cloud” ceiling and multiple flat screens for teleconferencing.
The attention to detail and the amount of coordination that our team provided throughout this project is what hurdled it through the 4th wettest spring on record. We recognized that excessive moisture from the season would create soil stabilization issues and proposed stabilizing the entire site rather than problem areas alone, avoiding the need for any extra stabilization measures as the project progressed.
Additionally, our team organized multiple coordination meetings between subcontractors with overlapping scopes, different AEP departments (including security and operations,) and adjacent AEP road widening and waterline projects to mitigate project scope gaps and delays.
Despite the challenging circumstances, Marker worked tirelessly to meet AEP’s critical completion date, and the client was able to take early occupancy of the facility in late December.
The project was designed to LEED standards and is pending certification.
