Marker was selected as the Construction Manager at Risk based on our qualifications and competitive pricing for this high-profile project on the corner of Lane Ave. and High St. in Columbus. The developer needed a partner they could trust 100%, and they found that in our team – our level of transparency and openness was exactly what they needed. This iconic structure, which anchors one of the busiest intersections on the Ohio State University campus, contains a multi-level parking garage with 150 parking spaces, 65 residential units with 144 beds, and 10,000 SF of retail space on the ground floor. The building sits as a beautiful and inviting gateway at the corner of the storied campus.

The design and construction of this project were both uniquely challenging because the building spans two land parcels, which resulted in the single structure being designed as two separate buildings with total fire separation – each building having its own set of permits and mechanical/electrical/plumbing and fire suppression systems. As a result of our early teaming and aggressive planning in the preconstruction phase, this mixed-use commercial building was completed on schedule so that students could move in for their fall semester.

OVERCOMING CHALLENGES

Marker’s resilience was the key to making the project a success. Despite facing extraordinary complications, such as a site that was hardly larger than the building footprint itself, petroleum contaminated soil, and multiple instances of widespread defective drywall from the manufacturer, we were resolute and kept our commitment to deliver the building on time. We worked with the client and architect to make extensive changes during construction  to meet the needs of the property manager and future tenants, and also had to accommodate three other construction firms working on tenant buildouts in the retail spaces during the last 6 months of the project. We self-performed wood finish carpentry, restroom / laundry accessories, residential appliances, cabinets and countertops, window treatments, and door / hardware installation.
